How the integration of technology increases the social value of real estate

Technology partner of SALTO, Sowebuild offers community services and solutions supported by strategy, management and their own technology called “Buildr Apps” – a community experience platform and engagement app for investors, operators and residents of residential and commercial real estate.

We asked Sowebuild co-founders Sander Willems and Laura Henke, Head of Marketing and Content, about their integration with SALTO’s cloud-based access control solution, SALTO KS, and how this integration helps to increase social value in real time. domain.

How does the integration between Buildr Apps and SALTO KS improve the lives of end users?

This primarily saves time and frustration for tenants who want to use shared workplaces, workplaces, and meeting rooms. Users can book a room and automatically gain authorized access to their space with the click of a button through the app, which acts as a remote control and an extension of their natural daily work routine.

On top of that, it also helps end users to be and feel safer around their living and/or working places, especially regarding COVID-19 rules, since operators can decide to grant or deny access based on the occupancy and cleaning status of shared spaces.

What prompted Sowebuild to work with SALTO?

My partner Rick Scholsis, one of the Dutch Co-Liv network ambassadors, got to know Christian Schmitz from SALTO Systems through this. As we share a passion for community and are both very active on the subject of shared living and coworking, the conversations between our companies naturally happened.

We thought that SALTO could be a perfect and indispensable extension/integration of our technology. Looking at the current situation, our collaboration has become even more meaningful as it helps us ensure operator and tenant safety and the overall seamless user experience.

Why do you think it is so important for tenants to have a say in the management and development of their own space from the start?

Because tenants (read: people!) who engage in the development of their own working and living environment naturally feel more connected to it. Broadly speaking, this means higher engagement, more inclusion, and a sense of responsibility for where they live or work (and the people they share it with). At the operator level, this typically results in higher social value of properties and better retention rates, which greatly improves the sustainability and growth of the NOI.

On the other hand, the end user feels seen, heard, valued and appreciated, which motivates them to take responsibility for their shared space and invite others to do so as well (ambassador) – no matter talks about coliving, cohabitation or coworking.

What do SALTO and Sowebuild have in common?

Both Sowebuild and SALTO are advanced and fast software providers: businesses that are much needed right now and will be in great demand in the near future, not only due to the current changes in the real estate market but also in the world.

On top of that, we are both active members of the ever-evolving community, coliving and coworking debate, shaping the future of shared housing and flexible working.

What are the three most essential aspects in building communities in the PropTech sector?

  • Community managers/facilitators must have the time, space and tools to focus on facilitating their members; organize the community itself, as well as events; and making valuable social connections.
  • Empower members to orchestrate their own lives, be effective in what they do, thrive in what they love to do, and foster close relationships with the people and businesses around them.
  • Enhance the experience by creating an inclusive environment. Building a place rather than a space based on interconnected affiliations and shared values. The effects and results of building true community go far beyond the experience of the physically constructed space itself.

How do you analyze user behavior and how do you use your results to upgrade your services?

We analyze social behavior within our community module, analyze actions and transactions within our online services module, and aim to measure the happiness temperature of residents through Net Promoter Score, reviews, surveys and, to the future, with AI technology.

These indicators are used to provide community managers with the ability to allocate social interaction at the right time and place to better facilitate members in the supply and demand of local products and services.

What are the most appreciated features that Sowebuild offers to its users?

To name two of our most successful modules:

– Community (news feed, events, profiles, live chat)

– Reservations (meeting rooms, services and benefits; food and products; shared items)

Although we are adding more and more features, functionality and analytics to our platform, we would like to emphasize that success in building a sustainable community has nothing to do with solemn technology and the number of features you offer. Because community is built around values of inclusion, not just or solely around amenities and benefits.

Communicating personally with residents is 10 times more effective at keeping your employees feeling happy than adding a gadget. We have seen this time and time again in the places we serve. Success comes with proper strategy and conscious, continuous feeding, treating residents as if they were your own parents.

What people may not know about Sowebuild, but should?

Communities are best built with the right balance of strategy, management, and technology. Often clients come to us asking for “an app for their building” with the idea of walking away with a product, but they often seem to stick with us to help them grow their community to its full potential, both online and off. line, where technology is just a fraction of what we do. We have community experts and managers on our team who help facilitate various types of places where people live and work. We are therefore active in different real estate verticals and learn from different markets to serve an overall goal: to build a strong community.

We know you’re probably thinking, “yes, in an ideal world, community is most important but often a tricky challenge that’s hard to grasp in reality, and ideas are often easier than practical implementation.” We hear you! This is why we listen and observe. We are committed to proving “community success” and eventual ROI for real estate investors and operators. We consider this aspect as our personal mission, to find the right parameters and optimize the spaces by guaranteeing a feeling of belonging, well-being and happiness to the end users of our customers.

At the moment, about fifteen people work at Sowebuild and we are preparing to expand internationally. To define this journey in a sustainable way, we are always looking for the right partners to join us on this journey. Whether you are a potential integration partner, a potential customer or want to invest in growing our business, please contact us to find out how we can work together, we would love to have a visit with you.

Let’s build more prosperous communities together!

What would you like to see for the future of this integration with SALTO KS?

First of all, I would like to thank Menno Ruimschotel for taking the time and having the patience to work on this mission that met our client’s expectations. As he takes on a higher position at SALTO Systems, I wish him all the best for the future.

In addition, I appreciated the collaboration with Björn de Vries and his team, for helping me connect and integrate the tools well. I would like to see the collaboration in this project as a reference to do more fruitful work together in the future. Because community is key, right?

We are continuously moving towards digitizing places where hybrid physical communities are key to connecting online and offline and are part of our daily lives and routines. We will passionately continue to add value to this interconnected domain, creating maximum performance and a natural experience.

We foresee an exciting future where the human-centered approach becomes an integral part of the design of space experiences. Sowebuild prides itself on being an experienced player in this space, using the leverage of technology to foster sustainable communities.
